Many factors can determine how well your property will do once listed, and accurately pricing your property tops the list!
Many agents and their sellers make the mistake of overpricing the listing, in hopes of getting their dream price. The consequences of overpricing your listing can be very damaging! One of the most important parts of my job as a Listing Agent is to accurately price your home, and get a steady stream of potential buyers knocking at your door. The below chart illustrates how "Overpricing" the listing, can affect buyer traffic.
History has shown us that overpriced properties in most circumstances will take longer than average to sale. Not only that, but in many cases they end up selling at the lower end of their price range after months on the market and after multiple price drops throughout the listing period. This can be true during any market climate, possibly even a "Sellers Market" but is especially true during a "Buyers Market!"
As your agent, I will complete a "Comparative Market Analyst" on your home to show you comparable Recent Sales, Pending Sales, and Currently Available Properties in your area. Along with these and other factors, it will help us to determine the "Current Fair Market Value" of your property.
Since the birth of Real Estate websites like Zillow, homeowners have made the mistake of giving far too much credit to the "Zestimate." Admittedly, the truth is Zillow cannot account for the major amenities within a home, or the lack thereof. This can throw off Zillow's estimates by tens of thousands of dollars in either direction! In San Bernardino County, Zillow is only within 5% of the sales price 61.4% of the time. While they do offer you an idea of value, do not make the mistake of thinking its 100% accurate, regardless of the direction (Higher or Lower in value).
